California just recently passed a bill that will allow residents to build granny flats in their yards. There is a great shortage of housing in the area, so this is a welcome relief to those that live there. What Does The New Law State?
Senate Bill No. 1069 was passed on September 27, 2016. According to the bill, 2nd units can be erected in single-family and multi-family residential zones. This means that homeowners can put up a house on their property or convert some part of their existing dwelling into a “granny flat”.
One stipulation of the bill is that your dwelling has to be within 0.5 mile of public transit. The good thing is that there is no restriction on how many cars you can have. Even with that stipulation, they relaxed several other barriers that have kept residents from creating new housing.
The Government Removed Many Obstacles
Fortunately for the residents of California, lawmakers decided to remove several of the obstacles that homeowners face when creating small units. For one thing, they made it easier to obtain a permit and reduced the enormous fees required by the authorities.
Also, they reduce the number of sprinkler requirements for additional dwellings. They made the utility connection fees proportionate to the size of the units for water and sewer systems.
