Can I Build a Granny Flat in California?

California just recently passed a bill that will allow residents to build granny flats in their yards. There is a great shortage of housing in the area, so this is a welcome relief to those that live there. Not only will it help residents to provide their aging parents with a place to live, it can also be a money-maker for those that are looking to invest in rental property.

What Does The New Law State?

Senate Bill No. 1069 was passed on September 27, 2016. According to the bill, 2nd units can be erected in single-family and multi-family residential zones. This means that homeowners can put up a house on their property or convert some part of their existing dwelling into a “granny flat”.

One stipulation of the bill is that your dwelling has to be within 0.5 mile of public transit. The good thing is that there is no restriction on how many cars you can have. Even with that stipulation, they relaxed several other barriers that have kept residents from creating new housing.

The Government Removed Many Obstacles

Fortunately for the residents of California, lawmakers decided to remove several of the obstacles that homeowners face when creating small units. For one thing, they made it easier to obtain a permit and reduced the enormous fees required by the authorities.

Also, they reduce the number of sprinkler requirements for additional dwellings. They made the utility connection fees proportionate to the size of the units for water and sewer systems.

Homeowners Are Turning Their Garages Into Dwellings

Homeowners in California are gladly converting their garages into dwelling units. This is a great way for them to rent out space in their house and increase their earnings. Not only that, it allows those that cannot afford higher rent or mortgages a place to live in the city.

With the increase of affordable housing, it is bringing relief to teachers, the elderly, and those with a lower income level. Homeowners that qualify to build an accessory dwelling are able to create a win/win situation for themselves and their renters. Officials say that the change should help with the economy in the area because it will bring more jobs and more people to work those jobs.

They sent Doug Fussell out to my house on the day after Christmas! I had only called them three days before! Doug was a premier technician, very thorough and very efficient. I expected him to take two days, since he was replacing two doors and adding openers on each door. He only took the daylight hours of one day! I could not believe how fast he was! In addition, he thoroughly taught me how to use the remote openers. I highly recommend them to anyone!

We just bought a home and this company was so understanding as I had to change the appointment time a few times. Then the tech came out and was so kind and helpful. I could not have asked for a better experience and will suggest them to anyone who needs work done on their garage door!

My garage door broke on a Saturday night as I was getting ready to leave for a holiday party. Kelvin was here within 30 minutes. He reviewed everything with me that was happening with my door. He gave me the estimates of what was immediately needed to be done in order for my door to raise and then what I will need to have done very soon. I could see all the problems he pointed out to me and I decided to have everything done. He completed everything that night. I was very satisfied with Kelvin’s professionalism and the work he did. Thank you again.
